What Is Turnkey Construction?

If you know anything about us at Fortin, you know we do our best to make the home building process easy for our customers. We know building a new home can be complicated, with lots of hassle and red tape, and we want your experience with us to be streamlined and simple. To that end, we offer you turnkey construction.

What is turnkey construction?

“Turnkey” refers to a product that is sold as completed. It means the burden of completion—the legal responsibility for the design and construction—is on the contractor, not the buyer.

How does it work?

First, we meet with you to go over the specifications you want for your new home. We’ll come to an agreement, and we’ll complete both the construction and the finishes before we turn it over to you. As far as the mortgage is concerned, you just have to be pre-qualified for a traditional mortgage as if you were buying an already existing home.

What do we get out of it?

Turnkey construction allows us to build homes more quickly and efficiently because we aren’t waiting for potential buyers to be approved for multiple loans. And we actually want you to be happy and satisfied with your new home, not frustrated and exhausted at the end of the process. Time

Because we are contractually bound to the project until it’s completed, instead of you, we have a financial motivation to complete the job as quickly and efficiently as possible. Construction workers have a stereotype of missing deadlines, and we try to shatter that stereotype in every way we can. Turnkey also gives you more time to work out a financing plan with a bank without having to deal with the hassle of a construction loan, too.

Money

Construction loans are terrible. They are difficult to obtain and have higher rates than typical loans. Not having a construction loan saves you a pile of money that you can instead use to give your new home the bells and whistles you really want and need.
